Terms & Conditions

Payment:  A non-refundable deposit of 25% of the total booking value is payable in order to confirm the booking. The balance (together with a breakages deposit of £500) is payable within 8 weeks of the commencement of the booking. You will receive confirmation in writing of both the deposit and the balance payment. Payment should be made by cheque drawn on a Sterling bank account.

Changes by you:  Any changes to the booking dates (subject to availability) made following payment of the deposit will incur an additional administration charge of £30 per change.

Changes by us:  We reserve the right to change any holiday details, including the price, before payment of the deposit, in which case we will tell you at the time the booking is made.

Cancellation: If you have to cancel your booking at any time, you must do so in writing. Charges will be incurred on a scale related to the period of notice you give. They will be charged as a percentage of the total booking value as follows:

It is advisable to take out insurance against cancellation of your holiday.

Services:  The price quoted includes all electricity, gas and water charges. The use of bed linen and towels is also included in the price (please bring your own swimming towels).

Commencement of booking and departure:  You may arrive in the property from 4pm onwards on the date that the booking commences. Please vacate the property by 10am on the date of departure.

Guests’ responsibilities and damages: It is expected that the house is left in good, clean order (as you found it on arrival). For the avoidance of doubt this includes cleaning and emptying the fridge, cleaning the cooker and hob, leaving the dishwasher empty, cleaning the barbecue, emptying bins and taking bedlinen off the beds. The caretaker should be informed of any damages/breakages occurring during your stay. Whilst general 'wear and tear' is considered acceptable, the deposit will be used as compensation for damage, breakages, theft or necessary extra cleaning. The balance will be refunded to you within 2 weeks of your departure, following return of the keys. We strongly recommend that all guests take out accidental damage and personal liability insurance during their stay. Use of the accommodation (including the swimming pool and all other facilities) is entirely at guests' risk and we can accept no responsibility for any injury, loss or damage to guests or their belongings during their stay at the property.

Insurance:  We recommend that all guests are covered for any accidental damage and personal liability insurance during their stay. Smoking:  As this is our second home, and out of courtesy to other guests, we ask that you do not smoke in the house or cottage.
